Hips and gable rakes are the two edges where a tile roof is most heavily loaded and most heavily fastened. They also carry the most cut tile, and cut tile is the piece that gets left unattached.

Or call (813) 742-0423The code defines perimeter fastening areas as three tile courses, and in no case less than 36 inches from either side of a hip or ridge and from the edges of eaves and gable rakes. That single sentence explains most of what happens at these two features. Inside those bands the fastening standard is higher because the uplift is higher, so damage there is expected under strong wind and damage outside them points at workmanship or foot traffic instead. Every course running into a hip has to be cut on an angle, and cutting removes the nail holes the tile was made with. The tile manual is specific about the consequence. All cut field tiles adjacent to a hip or ridge must be attached to the cap sheet or the adjacent tile with approved adhesive, mortar, or mechanical fasteners with adhesive. At the hip, the two cut tiles on each side are attached to the substrate, and field tile is cut to leave at least half an inch of clearance from the hip member. The high wind manual adds that on hip cuts above a 7:12 slope, mechanical fastening may be required. Underneath sits the member itself: pressure treated wood fastened eighteen inches on center with four number eight screws per strap or H-bracket of at least 26 gauge, or metal set in plastic cement and fastened six inches on center each side of its flange with ring shank nails. A wavy hip line is a member problem, not a tile problem.
At a gable the roof simply ends. There is no adjoining slope to share pressure with, so the rake tile takes the full separation of airflow at the edge. Florida Building Commission soffit research found that the worst negative pressure on a house occurs when wind runs parallel to the ridgeline, concentrated at the windward sidewall, which is precisely the plane a gable rake and its overhang occupy. That research also found loads changing in under a second, with a Category 5 case showing a 70 pounds per square foot swing inside one second, and identified the supporting channels rather than the panels as the likely weak point in soffit assemblies. The rake trim, the rake tile and the soffit return under the overhang are one connected detail, and they usually fail together.
Three patterns recur. Mortar-set hip trim on the older clay roofs, the ones built well before the City of Tampa's March 1, 2002 retrofit cutoff, has often been repointed rather than rebedded, so the caps are resting on a shell of mortar with a hollow behind it. Concrete tile on subdivision hip roofs frequently has cut pieces sitting loose because the original crew glued only the visible ones. And corrosion works at the fasteners in exactly the band that needs them: within roughly ten miles of a Florida coast, 57.8 percent of surveyed roofing professionals reported seeing fastener corrosion usually or always, against 17.3 percent inland, in the Florida Building Commission's study of 385 respondents.
A cut tile that can rock does two things. It works the mortar or adhesive beneath it until the bond is gone, and it lets driven water past the head lap onto the membrane. The Florida Hurricane Retrofit Guide notes that a 100 mile per hour wind pushes water roughly three and a half inches up through any opening on a roof, about six inches at 130 and about eight at 150. A rocking rake tile is that opening. The membrane below then takes water it was never meant to see uncovered, and the stain appears indoors a course or two downslope, well away from the actual entry.
Each hip and rake is walked and sounded for hollow beds and movement, then measured against the perimeter band so the scope has a boundary. Trim comes off in order, beds are cleared to sound substrate, the member and its straps or flange fastening are inspected, cut tiles are re-attached as specified rather than laid back, and the membrane beneath any lifted course is read and patched where sun or water has reached it. Cost follows the linear footage of hip and rake, roof pitch and height, whether members are being rebuilt, and whether matching trim is still in production. Call (813) 742-0423The U.S. Army Corps of Engineers' Operation Blue Roof program, which installs fiber-reinforced sheeting on storm-damaged roofs at no cost, states that contractors cannot cover metal, clay or slate tile roofs, and that roofs with more than 50 percent structural damage to the framing do not qualify.
Why it matters: Tampa tile homeowners cannot treat the federal program as their post-storm fallback and have to plan their own emergency covering.

Florida's code defines a secondary water barrier as underlayment protecting the sheathing if the covering blows off, and accepts either 4-inch self-adhering tape sealing all deck joints plus an approved underlayment, or a full-deck application; the Existing Building Code deems correctly installed clay and concrete tile systems to comply, and statute 553.844 bars limiting the requirement to one method.
Why it matters: It tells a tile owner the barrier is delivered through the underlayment specification, so the specification named on the scope of work is the barrier.
