How a tile roof rots its own deck

Water that gets past the covering does not usually pour in. It wets a small area repeatedly, and repeated wetting is what destroys sheathing. The mechanism starts above: tile is a shield and the underlayment is the waterproofing, and that membrane runs on a 20 to 25 year replacement cycle, with older asphalt-saturated felt under dark tile reported failing in as little as 10 to 15 years as deck temperatures past 150 degrees drive the asphalt out of the mat. Once the membrane goes brittle at a lap, water reaches the panel below and stays there under the tile, out of the sun and out of the wind. Reading a deck instead of guessing at it

Supplemental fasteners are specified as ring shank nails with 16 to 20 rings per inch, a shank of at least 0.113 inch, a head of at least 0.280 inch, and ring shank extending at least an inch and a half from the tip; RSRS-01, RSRS-03 and RSRS-04 nails are named. Where an existing self-adhered membrane is in place and would be damaged, the code provides an exception rather than requiring it be torn up.

Panel thickness and what can go back

Replacement sheathing thickness is not a matter of preference. The residential wood structural panel table sets minimums by rafter spacing and load, and it is the reason a crew cannot substitute thinner panels to save money on a tile roof carrying 600 to 1,100 pounds per hundred square feet for concrete tile or 600 to 1,500 for clay, against 195 pounds for three-tab shingles. Where permits and inspections land

Deck work is structural, and that changes the paperwork. Hillsborough County's possible exemption under Florida House Bill 803 covers non-structural roof repair or replacement, siding and soffit for single-family residences under $7,500, and expressly does not apply where the work includes structural components or where the property is in a flood hazard area, and the scope may not be split into multiple projects to stay under the number. So found rot generally means a permitted job. The county's re-roof process runs a Progress Check inspection, which may be taken virtually with photographs and confirms attachments were strengthened and corrected as required, with a final following that check or an uploaded Roof Mitigation Verification Statement. Inside the city, roof work in excess of 500 square feet requires a permit and tile roofs need a dry-in inspection before tile is set, and homeowners doing their own work can call a sheathing inspection after mitigation and before the covering goes on.
