What flashing actually does on a tile roof

Every interruption in the field is a place where the shedding surface ends and water has to be handed off to something else. Metal does that handoff. The Florida Building Code sets a floor on the material: where flashing and counterflashing at the juncture of roof and vertical surfaces are metal, they must be corrosion resistant and not less than 0.019 inch, which is No. 26 galvanized sheet gage. The failure is almost always the layering, not the metal

Flashing works because water meets each piece in the correct order from the top down. Turn one lap the wrong way and the metal becomes a funnel pointed at the deck. The recurring Tampa examples are a wall flashing whose vertical leg was tucked outside the building paper instead of behind it, a chimney with counterflashing surface-sealed to stucco rather than let into a joint, and a pipe collar sealed with mastic after its rubber split. All three test fine in ordinary rain and leak in a squall, because sealant is a consumable and lapping is not.

Wind changes the direction water travels

The Florida Hurricane Retrofit Guide puts numbers on this. Above 60 miles per hour, rain is driven against a house with real penetrating force, and the pressure differential from a 100 mile per hour wind will push water roughly three and a half inches up through any crack or opening on the roof, a gable wall or a soffit. At 130 miles per hour that becomes about six inches, and at 150 about eight. A flashing detail with three inches of vertical leg is not a defect on a calm day and is a hole in a named storm.

Fasteners at penetrations corrode first

The Florida Building Commission's fastener corrosion study found that 23.8 percent of surveyed roofing professionals usually or always saw corrosion on penetration fasteners, against 16 percent for tile fasteners in the open field. That ordering is the useful part: the metal around a vent, a stack or a wall is fixed with more fasteners, in wetter conditions, often with mixed metals, and it gives up first. Within about ten miles of a Florida coast, 57.8 percent of the same respondents reported corrosion usually or always present. On a house that predates March 1, 2002, the date the City of Tampa uses to trigger its hurricane mitigation retrofit requirements, decades of successive repairs usually mean several generations of metal are stacked in the same wall detail, quietly reacting with each other.

The layer underneath decides the scope

Flashing is set into the underlayment, so repairing it means opening the membrane. If the felt around a failed pan flashing has been wet through two rainy seasons, replacing the metal alone buys a few dry weeks. That is the point at which a flashing call becomes an underlayment call, and it is better discovered with a measuring tape than with a second leak in October.
